DIRECTIONS - WHAT THREE WORDS

Guests may find it easier to navigate to our Country Cottage and Chase Farm Glamping by using the App What Three Words, which you can use online or download onto your mobile phone.  This App essentially divides the whole world into 3 metre squares and gave each square a unique combination of three words, hence the name.  

By typing these three unique words into the website or app, you can identify the precise location of our Country Cottage and Chase Farm Glamping, and it can even direct you there too.

TRAVELLING BY CAR

Leave M23 at junction 11 and take the A264 exit to Horsham/Pease Pottage Services. Follow the A264 to Horsham and turn left at the Great Daux Roundabout to join the A24 southbound.

Follow signs to Southwater and take the 3rd exit at Hop Oast Roundabout on to Worthing Road. Take the 2nd exit at the next roundabout and stay on Worthing Road until you reach The Tipsy Fox pub, where you turn right up Church Lane and pass the church on your left and the cricket ground on your right.

After the hair pin bend, take the left fork in the road on to Shaw’s Lane.

After passing the McDonald’s Service Station on the left at Buck Barn / West Grinstead, take the first exit off the A24 to Southwater via Mill Straight and Worthing Road.

Cross over the new roundabout and turn left after 0.8 miles at The Tipsy Fox pub. Drive up Church Lane and pass the church on your left and the cricket ground on your right.

After the hair pin bend, take the left fork in the road on to Shaw’s Lane.

For the Country Cottage, look out for the two white cottages on the right side as you come into Shaw’s Lane.  The Country Cottage is the property nearest the field and signed posted on the garden gate as ‘2 Chase Cottages’.

There is off-road parking for up to two vehicles next to the Country Cottage.  Guest must ensure they park on the left side of the garden gate (as seen when facing the  garden gate) so as not to hinder access for the residents of the next door property.

Guests may park their vehicles at their own risk.

TRAVELLING BY PUBLIC TRANSPORT

There are two train stations nearby. Horsham, which is a main-line station, is 4.8 miles away (11 minutes by taxi) and Christ’s Hospital, which is very small and remote, is 3 miles away (8 minutes by taxi).

Horsham has more trains running more frequently, and has a taxi rank and a bus stop in front of the main entrance.

The number 23 bus goes to Southwater.  You will need to get off at “The Tipsy Fox” stop outside Budgens on Worthing Road.  Cross the road, and with the pub on your left and Budgens on your right, take the first left turning up Church Lane.  Follow the road passing the church on your left and the cricket pitch on your right.  After the hairpin bend on the crest of Bonfire Hill, take the left fork in the road on to Shaw’s Lane.  The County Cottage is the second property on the right side as you enter Shaw’s Lane which is sign posted as ‘2 Chase Cottages’ on the cottage gate.

Please be aware that there is a 0.8 mile / 17 minute walk uphill from “The Tipsy Fox” bus stop to Chase Farm Glamping, which is on a country lane that is unlit and without pavement beyond the church, so make sure you bring a torch.

Christ’s Hospital train station has fewer trains, but they are often the fast trains between London and the south coast.  Please note that there is neither a taxi rank nor bus service to Southwater at this station.  There are, however, several local taxi companies operating in Southwater, so if you plan ahead, you could pre-book and arrange to be met at the station when your train pulls in.

The nearest National Express coach station is at Gatwick Airport, South Terminal. From there, you can either take the train to Horsham or Christ’s Hospital station (see above), or a taxi direct to 2 Chase Cottages.

ABOUT YOUR ACCOMMODATION

The top shed in the garden is available for guests to use to store their bikes and children’s buggies etc.  If you bring a bike, children’s buggy etc., you do so at your own risk.  Bikes and children’s buggies are not permitted inside the Country Cottage.  There is a padlock on the door and the code can be found within the Welcome Pack guide inside the Country Cottage.

There is a motion sensor light as you come in through the garden gate of the Country Cottage. You will find the key in a secure Master Lock key safe outside the property on the on the brick wall to the left side of the porch.  The code for the key safe will be provided prior to your arrival.  If you require any further information regarding your key collection or available amenities at your property, please contact us prior to arrival.

Should you need to access the farmyard during your stay for the use of the EV charger, please let us know in advance so we can ensure the gate is unlocked and open for you.  This gate is very heavy and cumbersome, so we asked guests to leave it open for their own safety rather than to close it behind them when they leave the farmyard.

On arrival, a selection of sachets of tea, coffee, decaf coffee, hot chocolate, sugar, and herbal tea are available for your enjoyment along with some tasty biscuits. 

There is a comprehensive user’s guide inside the Country Cottage to provide you with useful details such as how to light the log burner and what there is to do in the local area.

We just love dogs, and we want you to enjoy your holiday with them when they accompany you on your trip if they are coming with you. We permit two well-behaved dogs to stay for an additional fee of £40 per dog, per stay, which includes a special doggie welcome pack.

We do ask that you kindly follow our ‘Doggie House Rules’ so that both you and all our guests can enjoy their time with us.

  • We are a working farm, and whilst some of our furry friends just love having a good run around the fields, please keep your dog under control when around the unit, and on a lead when walking through the farmyard and on Shaw’s Lane. Never allow you dog to chase livestock or wildlife.
  • We don’t like the idea of your fur-baby getting lonely, please do not leave them unsupervised inside or outside your accommodation at any time.
  • Whilst your dog might get comfy on the sofa or bed at home, please keep your dog off the beds, sofas and soft furnishings when staying with us.
  • Although most people’s days are brightened by seeing a dog, please keep other guests and neighbours in mind during your stay.
  • We know your doggy may be excited about your getaway but, please keep in mind that there may be a cost for any doggy damages. If any accidents so happen, please let us know as soon as possible.
  • Your unit will come with dog towel, a dog mat, a dog feeding bowl and a water bowl. Please leave these in your unit after your stay for the next guest.  We know dogs love their own beds, bowls and towels so feel free to bring them. 
  • It goes without saying that your doggy may get muddy here on the Sussex clay soil! We can provide access to the ‘Mud Daddy’ portable dog washing device to really get your dog clean. Your accommodation also comes with a specific dog towel, please use this to dry your dog off and not the white Egyptian towels (which are for humans!). If your dog is particularly large or enjoys getting very muddy, then please bring an extra towel from home for them.
  • Please clean up after your pooch and dispose of their waste responsibly (no one like to see poo bags hanging from tree branches like decorations) and there is a dog waste bin provided in the farmyard next to the green barn. Some doggie poo bags will be ready for you in your unit on arrival.
  • There’s nothing better than when your four-legged friend comes with a friend of their own, but please note we cannot accept any more than two dogs per unit.

There are plenty of walks locally, as well as further afield, and details can be found in the Visitor Information file inside the Shepherd’s Hut. Alternatively, please do ask us for any suggestions.

The Country Cottage and Chase Farm Glamping are ideal locations for families to come and explore the Sussex Countryside.  Please note that we are a working farm with machinery, tools, equipment and sometimes livestock present which can be dangerous for children to try and play with. 

There is also a deep and cold lake within the farmyard near the glamping units and EV charger.  This is not suitable for wild swimming, even if you wanted to during warm weather….  Should guests staying in the cottage need to access the farmyard for the EV charger, please ensure children are always supervised when in the farmyard area.

The Country Cottage has the option of a child safety gate and fire safety guard which can be installed free of charge prior to your arrival, please request this if you need them.  There is also a highchair, a baby changing mat, a child toilet seat, and a child basin step for guests to use at the property.

Luxury bedding and soft towels, bath robes and slippers are provided for your comfort during your stay.  There is also a hair dryer, and each bedroom has a hot water bottle, plus there is shower gel, hand wash and moisturising hand & body lotion in the bathroom.

We have an inflatable single mattress to accommodate an extra child or adult for an additional £30 per person, per night.  All bedding and towels are included.  We also have a travel cot available for infants for a fee of £30 per stay.

For guests staying longer than 10 days, fresh bedding and towels will be provided either each week if longer than two weeks, or mid-stay if less than 2 weeks.

Washing up liquid, washing brush, kitchen cloth, scourging sponge, tea towels and oven gloves are provided.  The water from all the taps is mains drinking water.

The cottage benefits from a dishwasher in the kitchen, as well as a washer / dryer which is in the brick outbuilding immediately by the back door.

There are two bins in the property, one for general refuse and the other for recycling.  Please be mindful of the environment by ensuring that you recycle as much of your waste possible, and that it is clean and dry when disposing it in the relevant bin.  More information about what can /cannot be recycled can be found in the comprehensive user’s guide inside Country Cottage.

This room benefits from a traditional log burner and a basket of wood is provided on arrival.  Additional wood can be purchased from Chase Farm Glamping.  There is a good selection of family games and DVDs, novels, coffee table books, plus some children’s toys and books are available for guests to enjoy.  The TV is also compatible to stream your favorite shows via Netflix etc. just remember to bring your login details.

The Country Cottage has its own garden for guests to enjoy with private views over the fields and woodlands.  There is a dining table and four chairs, plus a picnic bench and four folding loungers in the shed.  There is also a BBQ fire pit on the law in the back garden and the wood is also kept in the top shed.

There is a ‘WallPod’ Superfast Charging Station with 32A Type 2 Socket at the farmyard.  The car charger is available for guests to use for a fee of £30 per charge, booking required.  Please note that guests must bring their own charging cables as these are not provided.  To make a booking to charge your vehicle during your stay, please contact the management.

On the day of departure, please ensure that you leave the property as you found it, in a clean and tidy condition with furniture and fittings returned to their original positions.  Please return keys to the Master Lock key safe.

Rubbish and recycling should be removed from their relevant bins and disposed of in the appropriate bin outside.  Blue lid is for recycling, green lid is for household waste.  Please do not use the brown lid bin as this is for garden wate only.

The beds should be striped of linen and left in a pile on the floor.  All used bath towels, bath robes, bathmats and tea towels should be placed in the bathtub as they may still be damp.
